Our Vision
The vision
Kilvington Lakes was purchased in July 2025 after a twenty-year search for land with water. Works began almost immediately on the infrastructure, and the estate is now ready for its lodges.
The brief was simple and unusually strict: no more than thirty-four freehold residences along the South Lake shore, sited to make the most of the view, and a 230-acre nature reserve managed to enhance the wildlife already here.

Plots were drawn around the water and the trees, not the other way about. Density is deliberately, permanently low.

The developer
Richard Wright has been developing property for over 30 years. Having left agricultural college, he got the bug for building from his father, a keen DIY enthusiast. Whilst his passion for farming saw him help with over 20 harvests, Richard and his father John started their first building project together in the 90s. Self-building their new family home taught him the trade skills that subsequently led to a successful residential development career.
Having a keen interest in architecture and design as well as land management and landscape has meant that over the years most projects he has been involved with have focused on high-end properties with plenty of privacy, space and stunning views. Building properties for sale on his own sites or managing private client builds of their own dream homes, Richard has an enthusiasm and a will-do attitude that has led him to where he is today with the purchase and development of Kilvington Lakes.
"I have been looking on and off for over 20 years to purchase some land with water. It has always been a dream of mine to own land with lakes, and when I saw Kilvington Lakes advertised I dropped everything to take a look. Within 5 minutes of what was a 2 hour walk around the estate I had fallen in love with it, and as the walk progressed it just got better. The land was purchased in July 2025 and works commenced almost immediately to start the infrastructure required for the development. We are now ready to position the lodges.
The thing about Kilvington Lakes is that wherever you walk or sit the site seems to give you a hug and take away the hassles of daily life. It genuinely improves your wellbeing. The estate is too special for just one person or family to enjoy, and I look forward to welcoming lodge owners and guests and hope they get out of the estate what I already have."
Richard aims to work alongside his new lodge owners to sympathetically develop the estate over the coming years. Starting this autumn, another 25 acres of native woodland will be planted to protect views and boundaries and create interest for visitors and wildlife throughout the landscape.
"This is my legacy project for myself and my family. The estate has so many possibilities and I am looking forward to creating something for us all to be proud of."
