Yes. Occupancy is 365 days a year, with every residence insulated, heated and glazed for winter use. A lodge here cannot be your sole or main residence.
Kilvington Lakes Management Company manages the surrounding estate for an annual fee of £500 per lodge. This covers grounds and lake management, private roads, lighting, gated security, waste and the estate team. Utilities are metered separately, and there are no club fees or charges for using the water or the estate paths.
Kilvington Lakes Lodges is an exclusive freehold development. You own your lodge and its plot outright, and may sell at any time.
Yes. A rental management company has been set up for owners who wish to let, dealing with bookings and changeovers on your behalf. It is entirely optional - many owners keep their residence wholly private.
Specialist lodge finance is available through independent brokers, typically over ten to fifteen years. Our sales team can introduce you; we do not receive commission for doing so.
All well-behaved dogs are welcome, on leads within the grounds and under close control near the water and nesting areas.
Yes. Once a plot is reserved you will meet our interior designer to specify kitchens, bathrooms, joinery, stone and lighting, and to discuss structural alterations.
Typically four to nine months from reservation, depending on the residence and the extent of tailoring. A small number of completed lodges are usually available for immediate handover.
